Aventura Runs on Real Estate, and Real Estate Runs on Introductions
Aventura is a real estate economy. Developers raising for pre-construction towers. Brokers moving units to buyers from Brazil, Argentina, Venezuela, Russia, Israel, and the Northeast. Investors buying blocks of condos through LLCs. Medical practices, retail tenants, and small businesses along Biscayne Boulevard changing hands. Deals get made between people introduced last month at a dinner or a synagogue or a club, on the strength of a rendering and a mutual acquaintance. Introductions substitute for verification. That is where our work starts.
Wasser Investigations has run due diligence for South Florida businesses, attorneys, and investors since 1985. Travis Wasser handles each engagement personally. He reads the dockets, calls the former partners and buyers, traces the entities across borders, and tells you in writing what the person or company in front of you has actually done, as opposed to what the brochure says.

Investors, Owners, Families, and the Attorneys Who Paper the Deal
You Are About to Trust Someone With Your Money
A developer, a co-investor, a buyer for your business, a new partner, a property manager, a financial advisor, a contractor for a major renovation. We tell you about the lawsuits, the liens, the prior projects that never delivered, the sanctions exposure, and the reputation before the ink dries.
Facts to Back the Reps and Warranties
Independent verification of counterparties, principals, and disclosures so your client’s deal rests on more than a questionnaire.
Due Diligence Scope
Principals and executives
Criminal history, civil litigation, judgments, regulatory actions, bankruptcies, and prior business failures, in the U.S. and in the principal’s home country. We verify claimed degrees, licenses, and registrations by calling the source.
Corporate structure and beneficial ownership
Sunbiz, out-of-state, and foreign filings. Who really owns the entity, who owned it before, and which other companies share the same officers, addresses, and registered agents. Aventura structures often run through Delaware, the BVI, Panama, or a family company abroad, and we map them.
Developer and project history
Prior projects, delivery record, construction liens, buyer lawsuits, and the track record of the general contractor and the principals behind the sponsor entity.
Litigation and liens
Every lawsuit the company or its principals have been party to, read from the docket. UCC filings, tax liens, unpaid judgments, and investor or buyer complaints.
Sanctions and compliance screening
OFAC and other watchlist screening of principals, owners, and affiliates, which for counterparties with Venezuelan, Russian, or other high-risk ties is a question your bank and your title company will ask before you do.
Reputation and references
Conversations with former partners, buyers, tenants, and employees. Public news, regulatory complaints, and online history preserved with dates.
Undisclosed conflicts and related parties
Side ventures, competing projects, relationships with your other counterparties, and prior dealings with the other side that nobody mentioned.
Assets and financial condition
Real property, vessels, vehicles, and business holdings in public records, cross-checked against what the counterparty represented.
Deals That Get Checked
Buying pre-construction from a sponsor you do not know. Investing in a development or a real estate syndication. Buying or selling a business. Taking on a partner or co-investor. Hiring a CFO or a property manager. Entering a joint venture with a foreign counterparty. Signing a large construction contract. Leasing to a tenant you have never heard of. Pre-litigation assessment of a business dispute.
Most engagements come in with a closing date attached. We work to it.

Questions About Corporate Due Diligence
How is this different from what my law firm or my title company does?
Your attorneys review the documents the other side provides. Your title company checks the property. We investigate the people and the entities behind the deal. Together that is due diligence. Alone, each is a fraction of it.
Can you check foreign principals and offshore entities?
Yes. Most Aventura engagements involve at least one party outside the U.S. We work with vetted correspondents in Latin America, Europe, and Israel, and we are candid about the limits of each jurisdiction.
Is this confidential?
Yes. The counterparty does not learn an investigation happened unless you choose to tell them. Reference interviews are conducted in a way that does not tip the subject.
How long does it take?
A principal and entity check takes about a week. Full pre-investment diligence with references and multi-jurisdiction tracing runs two to four weeks. Rush work is possible when a closing is fixed.
What does it cost?
Scoped and quoted in writing before we start. Most engagements are a flat fee tied to the number of subjects, entities, and jurisdictions.
